Impact Fees

At their regularly scheduled meeting on May 2, 2007 the Hamilton Township Trustees adopted Resolution 2007-0418 for the purpose of implementing impact fees within the unincorporated areas of Hamilton Township, Warren County, Ohio for Roads, Fire, Police and Parks. Below is a copy of the public notices and the approved and signed copy of the final resolution:

In preparation for the implementation of impact fees, the Hamilton Township Trustees entered into contracts with several professional engineering and planning firms for the purpose developing Capital Improvement Plans for Police, Fire and Parks. A seperate Thoroughfare Plan was adopted for roadways within the township. Copies of these plans are available below:

Essentially, the plans above established the current and future levels of service offered by the township for roads, parks, police and fire. These studies are the basis for the methodology used to develop impact fees for the township.

On September 1, 2007, the Hamilton Township Planning and Zoning Department will begin collecting impact fees for new construction in accordance with Resolution 2007-0418. Fees will be submitted with zoning certificates for new residential, commercial and industrial buildings. Existing homeowners and zoning certificates submitted before August 31, 2007 will not be subject to the impact fee. Adminstrative rules for the collection of the fee, exemptions, fee schedule and applications for credits can be found below:

Generally, when an applicantion is made for a zoning certificate, the township will require a completed and signed zoning certificate, the applicable zoning certificate fee and the applicable impact fee. Seperate checks are not required for the zoning certificate and the impact fee.
